This page is to provide links to information, tools, and resources for zoning and zoning changes.

Interactive Maps

Zoning Map
Our zoning map is designed to provide a wealth of GIS information on specific sites and areas.  The legend can be used to display various layers and overlays.  Over 25 base maps are available for use.  The draw menu allows for markups to your map.  Options are also available for printing, measurements, and various other features.  The following link is a video tutorial on how to use the map: Zoning Map Video Tutorial.

Zoning Case Map
The zoning case map functions in the same way as the zoning map, but provides information on specific zoning cases and the current status of each.  The interactive menu also provides additional links to details on each case.  The following link is a video tutorial on how to use the Intake Log & Case Map: Intake Log & Case Map Tutorial

Dallas Interactive Maps Homepage (all maps)
This is a link to all of our GIS homepage.  It contains all our GIS information, including the Thorough Fare Plan, Capital Improvements, Economic Development and many more.  There are also links to many other GIS resources.

NEW: Zoning Application
This application packet is for General Zoning Changes, Specific Use Permits, Planned Development District, and Deed Restrictions.  The packet contains information on all the required items, fee schedule, and the application form.  Applications will need to be submitted in- person at 1500 Marilla, Rm. 5BN, Dallas, TX 75201.

NEW: Miscellaneous Zoning Application (formerly Development Plan & Minor Amendment Application)
This application is for new or amendments to Development and Landscape Plans.  It is also for Minor Amendments to PDs and SUPs.  The packet contains information on all the required items, fee schedule, and the application form.  Applications will need to be submitted in-person at 1500 Marilla, Rm. 5BN, Dallas, TX 75201.

Alcohol Variance Application
This application is for Alcohol Variances from the minimum distance regulations related to alcohol sales.

Book A Planner
Please schedule an appointment with a Current Planning Planner to submit an application, get verification on a completed application before submitting, or to discuss the zoning change process and what is needed for an application.  Appointments are available on Tuesday afternoons and Wednesday mornings.


Current Case Schedules

These are links to the Current Zoning Case and the Current Alcohol Variance schedules.  Current Planning accepts 10 applications for each review cycle, however this number is based on case complexity and staffing.  Submitted applications will be reviewed and assigned to the appropriate review cycle depending on the number of applications received for each deadline.  If there is a surplus for a deadline, the application will  be assigned to the next review cycle.


City Plan Commission

The City Plan Commission (CPC) acts as a quasi-judicial board and advisory committee to City Council.  Public meetings are generally held on a bi-weekly basis.  To speak on a specific item on the agenda at the next meeting, you can register here.  The home page contains instructions on speaker registration, public meeting schedule and attendance, member information, and more.  The page also provides links to each of the subcommittee pages, including:

Dallas Development Code of Ordinances
This is a link to our Development Code of Ordinances.  The table of contents on the left can be used to navigate to specific sections.  Sections can be shared, downloaded as pdf or Word documents, bookmarked, and/or printed.


Zoning Regulations - Volume III, Chapter 51A, Article IV
This is a link to the zoning regulation provisions.  There are other provisions that apply in conjunction with these provisions, but Article IV is where the bulk of the provisions for zoning are located.  The Zoning Districts Standards Overview Chart is a summary comparison for many of the provisions in various zoning districts.  This Zoning Districts page can be a helpful quick reference, but there may be exceptions and updates, so always consult the code for updated regulations.


Sign Regulations - Volume III, Chapter 51A, Article VII

Zoning Consultations

The best place to discuss development and uses currently allowed on a property is with the zoning consultation team at Building Inspection.  They are able to discuss uses, zoning interpretation and regulations, development regulations, building sites, permit processes, inspections, and more.  Schedule a meeting by emailing biadmin@dallascityhall.com (please allow several days for a response, as they receive 150 or so emails a day), by phone at 214-948-4480, or in-person at 320 E Jefferson Blvd, Rm 118.

Zoning 101

Zoning 101 is a slide show presentation overview of the zoning in the City of Dallas.   It addresses what zoning is, its goals, types of districts, terms, and some applicable regulations.


Dallas Development Guide

The Dallas Development Guide is a guide to the Development Review Process.  It provides a summary overview of the process, describes what circumstances will trigger a particular review, and provides flow charts showing the chronological processes that must be completed before proceeding to further reviews. It is not intended to provide every technical detail or requirement of each review that makes up the development review process, the intent of this guide to provide an overview of the city Permitting / Processing system, while aiding to identify any potential issues early in the process.
